Tenant Improvements and Existing Building Modifications

Most tenant improvement projects do not need much structural engineering. They need it quickly, priced reasonably, and from someone who will pick up the phone when the contractor opens the ceiling and finds something unexpected. That is what Rise Structural Group provides across Pittsburgh, western Pennsylvania, eastern Ohio and northern West Virginia.

Common scope

  • Rooftop unit replacements and new RTU support framing, including units larger than the originals
  • Duct, pipe and equipment supports hung from existing roofs and floors
  • New openings in floors, roofs and bearing walls
  • Removal of bearing walls and columns with new beams and posts
  • Floor load checks for file rooms, compact shelving, equipment and storage
  • Storefront, canopy and entry framing
  • Mezzanines and interior platforms
  • Elevator and stair additions
  • Sealed structural letters for permit and for landlord review

How we work

We review the existing drawings if they exist and visit the site if they do not. Our deliverable is scaled to the job: for a simple RTU swap, a sealed letter and a sketch; for a full fit-out, structural sheets that fit into the architect’s permit set. We coordinate directly with the mechanical contractor on curb sizes and unit weights so the framing matches what is actually being installed.

Recent work

Hitachi Hagerstown Showroom, a commercial build-out with a 600 square foot mezzanine and branching steel columns. The Dog Penn, the conversion of a former sausage factory into a restaurant with new openings in the existing structure. We regularly provide RTU and HVAC support design for warehouse, healthcare and office renovations throughout the region.

Who we work with

Architects, general contractors, mechanical contractors, tenants and landlords, and facility managers.
